Job Description Summary

Job Description


  • Assist with the generation of all marketing materials including comprehensive offering memorandums
  • Assist with business development activities including creation of advisory and disposition proposals as well as responding to requests for proposals, opinions of value, etc.
  • Collection and analysis of market data to support listing activities
  • Due diligence reviews including detailed lease analysis, physical, financial, environmental and title documents
  • Research of the relevant land use planning context to assist with the analysis of development opportunities
  • Assist with the creation of proforma financial models using Argus Enterprise and associated cash flow analysis
  • Liaise with Cushman & Wakefield employees in other service lines and geographies
  • Liaise with clients throughout all stages of the listing/marketing process
  • Act in a project management capacity to ensure timely delivery of all projects to brokers, including organizing with other members of the Due Diligence team

Key responsibilities

Financial Analysis

  • Receive request from fee-earner or Associate for analysis
  • Collect required data inputs and make request for information, as needed, from necessary parties to complete analysis
  • Perform various analytics as requested by fee-earner using industry-specific systems/tools and Microsoft Excel
  • Meet with fee-earner and/or Associate to discuss assumptions and scenarios for analysis
  • Draft analysis for review and packaging of material by fee-earner
  • Edit and refine analysis based on feedback
  • Support Marketing Specialists, as required, for creative interpretation of financial analysis
  • Finalize and package analysis for delivery to fee-earner

Pitch and Proposal Coordination

  • Attend strategy meeting to discuss required analysis for pitch/proposal and corresponding assumptions and scenarios as needed
  • Perform necessary analysis and provide to fee-earner for review
  • Draft analysis write up and provide to Associate for review and completion
  • Provide analysis to Marketing and/or Service Delivery Coordinator for inclusion in pitch and/or proposal
  • Edit analysis based on feedback
  • Draft analysis write up and provide to Associate or Senior Associate for review and completion
  • Provide finalized analysis to Service Delivery Coordinator and/or Marketing for inclusion in overall pitch and/or proposal
  • Revise analysis based on feedback from fee-earner and or Client as a result of pitch/proposal
  • Deliver analysis to necessary party for inclusion in overall deliverable
  • Provide Marketing and/or Service Delivery Coordinator analysis for inclusion in overall presentation design
  • Work with graphic designers on related visuals for analysis

Respond to Data Requests

  • Request necessary information from appropriate party for analysis requested and follow up as necessary
  • Perform analysis in response to data request and provide to fee-earner
  • Review analysis with fee-earner and Associate and adjust based on feedback
  • Provide final analysis to fee-earner or other party if included as part of overall presentation

Reporting relationship

Role will report to the following:

  • Manager, Investment Sales (solid line)

Demonstrated experience should include:

  • Bachelor’s Degree (Business, Real Estate, Finance, Accounting or Urban Planning preferred)
  • Ideally 4-7 years of work experience with a minimum 3-5 years of experience in real estate
  • Financial modeling experience
  • Proficient in all Microsoft Office Programs & intermediate knowledge of Argus Enterprise


  • Strong written communication skills (sample to be provided) as this role will involve extensive summarization of data into salient points
  • Understanding of key real estate value drivers, risks and opportunities
  • Knowledge of the Toronto / GTA real estate market as well as core research tools such as Real Net, Real Track, Real Capital Analytics, Urbanation, etc.
  • Strong technology skills with solid knowledge of Excel, Word and PowerPoint
  • Intermediate level analytical and financial modeling skills
  • Ability to systematically manage a heavy workload and meet stringent deadlines
  • Strong project management skills
  • Ability to work in a team environment
  • Knowledge or interest in real estate processes, leasing, and/or asset management would be strongly preferred
  • Flexibility to work irregular or extended hours
