Job Title Tax & Accounting Specialist – Real Estate & Construction Focus Location: Edmonton, Alberta Employment Type: Contractor
Position Overview
We are seeking an experienced Tax & Accounting Specialist who will be responsible for the accurate, timely filing of all federal and provincial tax obligations related to our real estate and construction activities. The ideal candidate will have deep knowledge of Canadian tax law, hands on experience with GST/HST returns, provincial PST, and contractor reporting, and the ability to manage a high volume of filing and rebate applications.
Key Responsibilities
GST/HST Returns Prepare, review, and file monthly/quarterly GST/HST returns for corporate accounts, new home sales, and rental income streams. Ensure compliance with CRA deadlines and assist in resolving any CRA inquiries.
New Home Rebates Process GST/HST new home rebates for all eligible purchases. Gather all application forms, check the calculation of the rebate amounts, and file claim forms in accordance with federal regulations.
Saskatchewan PST & New Home Rebates File PST returns for all real estate transactions subject to Saskatchewan PST. Coordinate with accounting and legal team to compile and check the calculation of the new home rebates, ensuring all forms and supporting documentation are completed accurately and submitted timely.
Rental Property Self-Assessment & Rebates Prepare the GST/HST self-assessment forms for newly constructed residential rental properties. Apply for available rebates and prepare the journal entry for the rebate amounts. Assist with CRA’s examination of the self-assessments by gathering requested documents and submission after approval from tax team.
Construction Invoice GST/HST Accurately report the GST/HST on holdbacks or retention invoices that in the monthly GST filing of the returns
Annual T5 Statements Prepare, review, and file annual T5 interest statements for all relevant corporate entities and partners.
T5018 Contractor Payments Collect, verify, and submit annual T5018 forms (Contractor Payments) to CRA. Ensure accurate reporting of payments to contractors, retain proper documentation, and respond to CRA audits or requests.
Continuous Improvement Stay up to date with changes in Canadian tax legislation. Propose process improvements, or training initiatives to enhance efficiency and compliance.
Required Skills & Qualifications Bachelor’s degree in Accounting, Finance, or a related field, or equivalent professional experience. CPA or recognized Canadian tax certification is highly desirable. Minimum 2-5 years of tax experience in Canada, preferably with real estate or construction firms. Proven track record in filing GST/HST, PST, T5, and T5018. Experience managing new home rebate applications and construction invoicing with holdbacks. Strong Excel skills (pivot tables, macros, formulas). Familiarity with electronic filing platforms (e File, CRA My Account, Saskatchewan e Tax). In depth understanding of Canadian GST/HST, Saskatchewan PST , and contractor reporting requirements. Knowledge of federal tax regulations affecting rental properties and new home sales. Ability Ability to review complex invoices, calculate tax liabilities accurately, and identify discrepancies. Clear written and verbal communication skills; ability to explain tax concepts to non tax professionals. High level of accuracy in calculation, and documentation. Capacity to manage multiple filing deadlines concurrently and prioritize tasks effectively. Strong professional ethics and confidentiality regarding sensitive financial data. Prior experience with multi jurisdictional tax filings (e.g., Ontario, and Saskatchewan) addition to Alberta. Experience with audit engagements and CRA audit responses.
