Where You’ll Add Value

The Analyst, Real Estate Finance & Debt reports to the Director, Debt will be responsible for supporting the underwriting, origination, and management of property level and corporate debt across Morguard, with a focus on residential assets. The analyst will cover a range of projects and transactions across five different asset classes, across Canada and the U.S. Types of debt covered include conventional term and CMHC mortgage financing, unsecured debentures, corporate credit facilities, and construction financing.

How You’ll Make a Difference

1. EXECUTION OF FINANCINGS

Support the execution of debt transactions, including negotiation and structuring of agreements to optimize terms. Transactions include conventional financings, CMHC-insured financing, and corporate-level debt.

2. CMHC INSURED RESIDENTIAL MORTGAGES

Assist in the strategy, underwriting, planning, execution and ongoing administration of CMHC-insured residential mortgages, including managing/monitoring CMHC undertakings and compliance requirements.

3. CREATE DEBT MARKTING MATERIALS

Prepare financing presentations and confidential information memorandums (CIMs); participate in lender presentations and assist with lender due diligence. Assist in advising clients on financing strategies, capital structure considerations, and debt requirements.

4. PROPERTY DEBT FINANCIAL ANALYSIS & FORECASTING

Conduct financial analysis at the property level; provide recommendations to senior management on financing structures, interest rate strategies, lender selection, and pricing. Assist with the preparation of quarterly board materials and annual debt forecasting and planning budgets.

5. PORTFOLIO MONITORING & COMPLIANCE

Manage ongoing debt portfolio needs, including renewals, tracking and reporting of debt covenants and compliance reporting on a quarterly and annual basis. Maintain and analyze debt portfolio data to support strategic financing recommendations and portfolio management initiatives. Manage MS Teams and SharePoint folders. Maintain lender contact lists and bid summaries.

6. LOAN CLOSINGS & CONSTRUCTION ADVANCES

Work cross-functionally across Morguard and assist with loan closings and coordination with legal. Assist with ongoing and future construction financing monthly draws requests.

7. DEBT SOFTWARE AND PROCESSES

Support the implementation and enhancement of debt management processes, reporting systems and debt software tools.

8. LENDER NETWORKING & MARKET INTELLIGENCE

Participate in networking with lenders and consistently maintain and grow lender relationships. Monitor debt financing trends, capital markets activity and borrowing costs, particularly as it relates to CMHC residential financing programs.

The Expertise You’ll Bring

Qualifications Required

  • Undergraduate degree in finance, accounting, or real estate is required.
  • 1-3 years experience in real estate debt markets, with preference for a candidate with experience in real estate finance, commercial real estate lending, or similar environments.
  • Experience understanding real estate operating statements and accounting is required.
  • Demonstrated experience with both MS Excel and PowerPoint is required.

  • Excellent oral and written communication skills through reporting, presenting, and stakeholder engagement.
  • Strong interpersonal skills with the ability to build effective relationships internally and externally

  • Strong organizational and time management skills; able to manage multiple projects from planning through execution.

Preferred Qualifications and Experience

  • Pursuing a professional designation (e.g. CFA or CPA) considered an asset.
  • Experience with CMHC residential financings is strongly preferred.
  • Experience with debt modeling, underwriting, or funding considered an asset.
  • Experience with Yardi Debt Manager software considered an asset
  • Ability to decipher complex language in loan documents and other legal contracts is a plus.
  • Familiarity of the real estate landscape, including understanding of acquisition/investment, development, and asset management is an plus.
  • Experience preparing or analyzing development budgets and pro-formas considered a plus.

Salary Range: $70,000-$90,000 CAD/Year

The salary range listed for this position reflects the anticipated compensation at the time of posting. Actual compensation offered may vary and will be determined by factors including, but not limited to, experience, education, skills, certifications, internal pay equity and business needs.
