Reporting to the Director, Asset Management and Business Performance, this position will assist in achieving deliverables related to the Real Estate Services and Operating Budget functions for Facilities Management and Development (FMD). This position will lead the negotiation and review of various property agreements. This role will support in achieving and monitoring Objectives and Key Results (OKRs) related to property such as developing a land strategy to recommend how to extract value from excess lands and passive buildings. This position will also assist in looking for grant opportunities for capital projects, help in preparing/submitting applications for external grants, and assist the director in the monthly and quarterly operating budget monitoring and forecasting for FMD.

Key Responsibilities:

  • Lead the negotiation for new leases/licenses and renewal of existing leases/licenses.
  • Lead the negotiation and coordination with the City of Edmonton and other entities for Right-of-Way (ROW) agreements.
  • Review the terms and conditions of property agreements before approval and execution.
  • Prepare and review payments and receivables for all leases, licenses, and all other property agreements.
  • Assist in the purchasing and selling/disposition of real properties, which includes reviewing contracts and tracking important conditions.
  • Assist in the procurement/hiring of real estate services (agents) to facilitate the selling, acquisition, and leasing of some properties.
  • Coordinate with NAIT's legal office to review all property agreements before execution.
  • Assist in the development of a land strategy to extract value from excess lands and passive assets/buildings.
  • Assist in the maintenance and updating of NAIT's Real Property Policy and Real Property Acquisition and Disposition Procedure.
  • Support in monitoring and achieving OKRs related to property and operating budgets.
  • Develop annual operating budgets for all leased sites and monitor expenditures.
  • Monitor, review, and analyze monthly operating expenditures and variance explanations for all sections in FMD.
  • Assist in searching for external capital grant opportunities and help in preparing/submitting grant applications.
  • Coordinate and prepare required reports for government-funded projects.
  • Support the development of an integrated capital budget plan for infrastructure assets.

Skills & Abilities:

  • Ability to effectively collaborate with various internal and external stakeholders to handle real estate services.
  • Demonstrated commitment to valuing differences, willingness to listen to stakeholders, and ensuring diverse perspectives are heard.
  • Strong financial skills are needed in the development and monitoring of operating budgets for all leases and different sections in FMD.
  • Ability to think strategically to assist in the development of a land strategy to extract value from excess lands and passive assets.
  • Strong written and verbal communication skills.

Qualifications:

  • Diploma in business, commerce, or other equivalent relevant education is required, but a degree is preferred.
  • At least three years of related experience in real estate services.
  • Effective verbal and written communication skills.
  • Equivalencies will be considered.

Remuneration: $64,791.48- $ 87,098.70 annually, plus a comprehensive benefits package. (Classification - Admin Officer II).

This position is covered by the Alberta Union of Provincial Employees (AUPE) Collective Agreement.
