Specific accountabilities

Reporting to the Senior Vice President, Investments, Industrial, North America, you will be responsible for executing investment strategies in accordance with Ivanhoé Cambridge's investment budget, as specified in the annual business plan and/or the Company's strategic plan. You will play an active role in developing the business and strategic plans and in the execution of investment activities for the North American industrial markets.

You will contribute to prospecting and analyzing investment opportunities, negotiate contractual agreements and oversee due diligence, working closely with internal and external stakeholders. You will also help set up and grow the companie's strategic partnerships around major projects, including acquisitions of public or private companies or real estate portfolios. The priority industrial markets for this position are in North America, as outlined in the strategic plan.

You will be responsible for the employees in the Investment group, including one Manager, two Senior Analysts and the occasional intern. You will supervise, train, mentor and delegate to designated investment employees. You will also serve as a resource person for junior employees in the Industrial Asset Management group.

Main duties include the following:

  • Contribute to developing market strategies, business plans and strategic investment plans; document and present to various committees ;
  • In collaboration with the Asset Management team, monitor target markets and asset classes. Maintain a network of industry contacts to ensure access to the latest information in order to accurately assess investment opportunities;
  • Coordinate the production of specific market and asset class analyses related to designated markets or asset classes;
  • Oversee the production of preliminary analyses for new investment and/or divestment opportunities; make recommendations on whether to pursue these opportunities;
  • Supervise the group's investment activities for new joint venture and M&A transactions:

    • Negotiate the various legal agreements related to designated M&A and joint venture investments;
    • Plan and coordinate the due diligence process, ensuring that it goes smoothly; coordinate with internal and external stakeholders to gather and/or provide all information relevant to investments, identify and manage major issues, and seek out the internal or external expertise necessary to finalize transactions while adhering to deadlines and budgets;
    • Coordinate the implementation of tax and legal frameworks for investments in order to maximize the return on invested capital and control risks;
    • Interpret the various incentive structures and financial arrangements as well as the impact of taxation and exchange rates; advise your immediate supervisor on the impact of these and recommend new structures as necessary to maximize return and control risk;
    • Assess the risks and issues identified during negotiation and due diligence, and discuss relevant aspects with your supervisor;
    • Coordinate the preparation of approval documents containing a summary of the relevant information for investment proposals under review as submitted to the investment committee and/or board of directors for approval;
    • Supervise investment closing and disbursement activities;
    • Ensure a smooth post-closing transfer of investment files to the Asset Management team, providing them with a comprehensive and structured file and guidance during the transfer;
    • Oversee the analysis and processing of new acquisition, disposition or development transactions for real estate assets within Ivanhoé Cambridge–owned operating companies;
    • Attend investment committee meetings for the group's operating companies and closely monitor their transaction pipeline;
  • Supervise the analysis of investment proposals, including validating the underwriting and market assumptions with the help of internal teams (Investment, Asset Management, Development, Leasing, etc.);
    • Assess the risks and issues identified during the analysis of proposed transactions and discuss relevant aspects with your supervisor;
    • Oversee the drafting of investment proposals in accordance with company governance and standards;
    • Move the investment project through all stages of the Ivanhoé Cambridge approval process;
    • Ensure that new investments transition smoothly to the Asset Management team;
    • Oversee, train and mentor the employees of the Investment group. You will also serve as a resource person for junior employees in the Industrial Asset Management group;
  • Use and improve the Investment group's processes and tools (real-time transaction monitoring, subscription process, due diligence process, transaction documentation, etc.).

Key requirements

  • Bachelor's degree in finance, administration, real estate or accounting; master's degree preferred;
  • C.App., CPA, CFA or the equivalent an asset;
  • Ten to fifteen years of experience in real estate, , asset management or business legal (real estate transactions focus);
  • Proven knowledge and experience in international real estate markets; experience in the industrial/logistics sector, a major asset;
  • Demonstrated experience structuring and negotiating complex opco/propco or company acquisition ;
  • Talent for presenting financial and transaction-related information in a clear and concise way;
  • Proven ability to explore and recommend new asset classes or markets and to be innovative in structuring transactions;
  • Ability to establish and maintain collaborative business relationships with internal and external stakeholders at all levels;
  • Organized and self-directed; capacity to handle multiple investment files at once and conduct in-depth follow-up on each while adhering to budgets and deadlines;
  • Ability to perform in a high-pressure environment with large transaction volumes and tight deadlines;
  • Availability to work a flexible schedule and travel locally and internationally on short notice;
  • Excellent written and spoken French and English with strong writing and communication skills.
