Specific accountabilities

The Real Estate Financing team is responsible for all the Company's financing-related matters. The incumbent works in an international, multicurrency environment with a variety of products (corporate products, balance sheets, CMBSs, private bonds, insurance), derivatives (swaps, caps, floors) and different property types (shopping centres, office, multiresidential, logistics). He or she helps with team tasks, which are divided into the following categories:

Transactions:

  • The Financing team helps handle more than 50 financing transactions per year, totalling approximately 5 to 7 billion dollars annually.

Portfolio management:

  • The Financing team is in charge of managing, monitoring and optimizing the Company's portfolio worth 22 billion dollars.

Process optimization:

  • The Financing team works in continuous improvement mode in order to secure quick, easy access to high-quality data on the portfolio for use in analyses or non-standard models.

The incumbent collaborates with internal teams (Investment, Asset Management, Legal Affairs, Treasury, Taxation, Insurance, Environment, Performance Management, Data Governance, etc.) as well as external stakeholders (banks, partners, lawyers, etc.).

RESPONSIBILITIES

Transactions:

  • Analyze transactions and propose the best structure given designated constraints and specific objectives;
  • Read the financing proposals received, make comments and submit recommendations to the immediate supervisor as to the best option for the Company;
  • Contribute actively to preparing financing recommendations and oversee coordination with the teams involved;
  • For certain projects, work with the Legal Affairs team to negotiate loan contracts consistent with the approved terms;
  • Help financing transactions proceed smoothly and conclude successfully.

Portfolio Management:

  • Identify opportunities for portfolio optimization by outlining and analyzing all considerations likely to aid in decision-making (interest rates, derivatives, penalties, leverage, currency, holding strategy, source of financing, holding structure, etc.);
  • Conduct or review complex financial analyses based on non-standard models in order to evaluate different scenarios and satisfy the diverse range of needs from executives, partners and other departments. These analyses must be highly reliable, given the large sums of money involved and the significant potential for financial impact;
  • Answer a variety of specific requests for information from business units, internal and external audits and other company stakeholders for operational purposes;
  • Track financial covenants. Identify and analyze trends in operational performance. Comment on current and upcoming issues and provide this information to the relevant level of the organization;
  • Identify and plan key cash flows related to real estate financing transactions and submit them to the treasury and team executives.

Process Optimization:

  • Prepare and automate reports on the debt situation. To this end, interpret and analyze data, identifying key findings to help managers handle the real estate debt portfolio. Ensure that all data in the Power BI system is correct. Identify and program follow-up items;
  • To increase team effectiveness, develop digital tools and ensure that they include proper controls to maintain data integrity;
  • Carry out any other related tasks as requested by the immediate supervisor or required as part of the job.

Key requirements

  • Bachelor's degree in administration with a concentration in finance, accounting or a related field;
  • Two to three years of relevant experience in financing, financial analysis/modelling or portfolio management;
  • Advanced proficiency in Excel, VBA an asset;
  • General familiarity with computers, including presentation software and quantitative models;
  • Excellent written and spoken French and English;
  • Outgoing, motivated, organized, meticulous self-starter;
  • Team player with a commitment to ongoing quality improvement;
  • CA, CFA or graduate degree in finance or a related field would be assets;
  • Familiarity with real estate financing, an asset.
