Specific accountabilities

Reporting to the Senior Director, Performance, you will assist in preparing the financial and management information required to issue and present reports and optimize decision-making. You will also help implement information, monitoring, tracking and forecasting tools related to business plans and annual budgets for each asset. You will act as the resource person for all matters involving the maintenance and updates of existing systems. Moreover, you will contribute to the thought process related to the continuous improvement of various processes.

Specific duties are as follows:

  • Analyze market returns and compare against the Company's performance; liaise with the external consultant (MSCI) and the Finance group;
  • Help track the benchmark index and its underlying assets;
  • Contribute to analyzing reports used in calculating property returns (appraisals, asset management, underwriting);
  • Help prepare the strategic plan and fine-tune the corresponding systems;
  • Contribute to analyzing reports used in calculating current ROI (full diagnostics, cashflow, cost structure and benchmarking);
  • Contribute to analyzing reports used in calculating projected returns; identify KPIs (IRR, cash flow, scenarios, and hold/sell visibility );
  • Contribute to analyzing reports used in calculating returns by geographical area and industry;
  • Prepare and analyze annual reports issued by our peers;
  • Calculate the various performance metrics on a quarterly basis for the purpose of assigning corporate attributes and analyzing outcomes;
  • Actively participate in the optimization and update of the tool used to show historical returns and calculate/analyze IRR ;
  • Present information in a concise, informative and easy-to-understand way;
  • Put forward suggestions to improve and streamline various processes and enhance the group's agility to boost productivity;
  • Generate and compile information required by the Communications team and senior management for the quarterly management report;
  • Help prepare the central calendar and main deliverables;
  • Identify and put forward new metrics (KPIs) to assess performance (cash yield, five-year capex/NOI ratios), in accordance with industry best practices;
  • Prepare regular (e.g., monthly) reports (message and history) on the main changes observed in the markets or other relevant topics (market watch, risks and opportunities);
  • Carry out an analysis aimed at leveraging the systems used for all returns-related aspects;
  • Carry out all other necessary tasks.

Key requirements

  • Bachelor's degree in finance, accounting, real estate or a related discipline;
  • CPA, CFA or the equivalent designation (or in process), a considerable asset;
  • Three to five years of relevant experience in analyzing returns or investments, in the real estate industry, an asset;
  • Advanced proficiency in Microsoft Office systems: advanced Excel, Access and Power BI; SQL, an asset;
  • Strong analytical and information processing skills;
  • Solid writing skills;
  • Strong organizational skills and a commitment to continuous quality improvement;
  • Self-directed with excellent teamwork skills;
  • Ability to work under pressure and with tight deadlines;
  • Fluency in written and spoken French and English.
