Specific accountabilities

Reporting to the Manager, Asset Management, you will help asset managers with the active management of the portfolio by gathering, tracking and administering financial information. You will help monitor the business plan and annual budgets for each asset, platform or entity for the entire retail portfolio.

You will also help gather and analyze the financial information required to execute the business unit's business plan, specifically as it pertains to preparing and disseminating this information and presenting it to various entities within the organization. Finally, you will regularly liaise with partners, internal support teams and other stakeholders as needed.

The role's main duties are as follows:

  • Conduct financial impact analyses for proposed changes in the leasing plan and capital projects, as well as in conjunction with asset development or redevelopment efforts;
  • Perform various analyses, including those related to the financial performance of properties, partnerships, quarterly management reports and annual/quarterly asset reviews;
  • Help create asset business plans to present to the executive committee and conduct deep-dive analyses on specific assets;
  • Help analyze financial information to monitor properties' operational and financial performance, based on real estate market trends, annual budgets and the business plan;
  • Contribute to the preparation process for annual business and strategic plans;
  • Play an active role in preparing and coordinating annual operating/capital budgets and business plans within specified timeframes;
  • Contribute to budgeting for portfolio assets by consolidating cash flow based on portfolio outlooks;
  • Monitor key data (vacancy/leasing rates, development volumes, price per square foot) in markets where properties are located;
  • Assist the Asset Management team in analyzing returns: validate assumptions used in various models, prepare cash flow projections, etc. for proposed acquisitions, dispositions and development projects; review assessment reports;
  • Provide analytical support (modelling and dashboards) related to asset management;
  • Help design tools used to optimize asset management activities;
  • Collect, analyze and organize data related to acquisitions and dispositions, and assist various teams in transaction-related due diligence;
  • Maintain high-quality business relationships with partners and act as a facilitator for various internal and external parties;
  • Carry out other tasks as required.

Key requirements

  • Undergraduate degree in finance, administration, real estate or accounting; graduate degree an asset;
  • C.App., CPA and/or CFA designation, or the equivalent, an asset;
  • Three to five years of relevant experience;
  • Experience in real estate, an asset;
  • Experience in financial modelling;
  • High level of proficiency in Microsoft Office (advanced knowledge of Excel, Word and PowerPoint); familiarity with Argus, an asset;
  • Solid grasp of core accounting principles and concepts;
  • Keen analytical mind, sense of initiative and an eye for detail;
  • Ability to liaise effectively with internal and external stakeholders;
  • Proactive and results-oriented;
  • Ability to perform under pressure with tight deadlines;
  • Excellent command of written and spoken French and English with good business writing skills;;
  • Ability to distill and present information effectively; dynamic and outgoing;
  • Self-motivated and self-directed with a collaborative team mindset;
  • Curiosity, commitment to learning and ability to take analyses to the next level.
